When you move into your new home, you will have the convenience of our Online Tenant Portal where you can easily make payments and submit service requests at times that are convenient for you.

Qualifying For a Rental Home

Upon calling our office and requesting an appointment we will review these pre-qualifiers with you:

  • We do not accept Section 8 for any of our properties.
  • We have a $40.00 application fee per adult or $50.00 fee if you have lived out of state.
  • This covers a criminal background check, credit check, employment verification, and rental history.
  • We also require that you show 3 times the monthly amount of rent in Gross monthly income.
  • If the homeowner allows pets there is a NON-REFUNDABLE $300.00 Pet Fee PER Pet, with approval.
  • Unlawful detainers and Felonies within the past 5 years are an automatic denial.
  • Occupancy: The maximum number of residents equals two persons per bedroom.

Request a free copy of your report. Check to make sure that there are no late payments incorrectly listed and that the balance owed for each account is correct. Credit reports can often times have errors and can be disputed with proper documentation.

 

Set payment reminders to ensure there are no late payments on any of your accounts.  Not only will this help protect your credit score, but you will save on any late payment fees your creditors may charge you.

Balancing your budget

Reducing your debt can be just as satisfying as improving your credit score. Stop using credit cards, make a list of all of your accounts and check recent statements to determine your balance and interest rate. Come up with a payment plan that puts most of your available budget for the highest interest rate cards first, while maintaining minimum payments on your other accounts. Using balance transfer options that offer zero percent interest for a period of time an also be a great way to chip away at your higher interest debt.

You may make a rent payment in the following ways:

  1. Pay Online through your Tenant Portal.
  2. Pay by mailing payment to Garnet Real Estate Services at 305 Greeley Street S. Suite 200, Stillwater, MN 55082.
  3. Pay at the office Monday-Friday 10:00-5:00 or place in after hours drop box.

There are strict rules regarding business use in rental properties. Please contact our office and our experienced staff can assist with any questions.

Pets must be authorized by management. If permission is granted, you will need to sign a pet addendum to the lease and pay a pet fee. Pet fees are typically $300.00 per pet and are non-refundable. Any damages caused by the pet will be deducted from your security deposit. Pet restrictions vary by property and are subject to change at any time.

A move in condition report and photos will be taken upon move in. If damage due to negligence or neglect to the home are caused by you or anyone you allow into the home the repairs will be billed to you. Normal wear and tear items will not be charged to you.
