Rental application

application requirements:

All applications and application fees are processed through rental history reports and are completed on-line and sent to our office in a secured format. Collected information consists of: income verification, credit report, rental history, and criminal background check. The collection of this information can take up to 4 business days. Once an application has been sumitted it will stay active in our system for 6 months.  This allows you to apply for additional properties for no additional cost during that six month period.

Tenant screening and rental criteria:

Fair Housing Statement: We are a fair housing provider. We do not discriminate against persons on the basis of race, color, religion, national origin, sex, familial status, disability, creed, marital status, public assistance, ancestry, and sexual or affectional orientation.

Application Fees: There is a $40.00 Non-Refundable application fee per adult living in the home. $50.00 if you have lived out of state.

Application Requirements: Your application must be filled out completely and accurately. An incomplete application may be rejected. Any misstatements or omissions made on your application may be grounds for denial or termination of the lease. If information given on the application cannot be verified, this is a reason for denial. All information must be legible and verifiable.

Identification and Application Process: Every Person 18 and over that will reside in the property must fill out an application and provide a government-issued photo ID.

Housing History: Applicants must have a positive rental history. The refusal of a prior landlord to give a reference or a negative reference may be grounds for denial. Unlawful detainers or evictions may be a basis for denial if less than 5 years old. A foreclosure or short sale of a home is not an automatic denial.

Credit: A positive credit history is required. High debt, past debt, outstanding debt, third party collections, and judgments may be a reason for denial. A low credit score, foreclosure or short sale is not an automatic denial.

Criminal History: Application will not be approved if applicant has a felonious criminal history within the past 5 years. You may be denied for a history of narcotics offenses.

Income/Employment History: You must be able to show income that is 3 times the monthly amount of rent in Gross Monthly income to qualify. To be counted as household income, amounts must be verifiable (unemployment will not qualify). You may be required to provide your last 2 month’s check stubs, bank statements, or last year’s tax returns.

Occupancy: The maximum number of residents equals two persons per bedroom.

Smoking Policy: There is no smoking allowed inside any properties. Some properties may have a designated area outside.

Pet Policy: If the homeowner allows pets, there is a $300.00 Non-Refundable pet fee per pet with approval.

Alternative Criteria: If you do not meet all of the above criteria, your application may be reconsidered with other options such as a co-signer, additional deposit, or automatic monthly rent payments.

Citizenship: Tenants must be a U.S. Citizen with a valid Social Security Number

PetScreener Registration: PetScreening is a required part of the application process for all applicants. A welcoming environment is paramount to all of our residents with or without pets as well as animals. To help ensure ALL residents understand our pet and animal-related policies, we use a third-party screening services and require EVERYONE to complete a profile. This process ensures we have a formal pet and animal related policy acknowledgments and more accurate records to create greater mutual accountability. Resident Benefit Package Enrollment: Approved applicants will be enrolled in our Resident Benefit Package for an additional $39.00 per month. This package can includes renters insurance, a required part of the lease. Residents may choose to provide both liability insurance and renter’s insurance separately for a reduced RBP price of $27 per month.

Security Deposit: Approved applicants have two options for security deposits. The first option is a traditional security deposit, where a lump sum is paid after application is held on account for the duration of your tenancy. The security deposit can be used to pay for any unpaid charges, including rent and utilities, damages and/or cleaning needed at move-out. If your account does not have a final balance due, then the full security deposit amount will be refunded. The second option is our Security Deposit Replacement Program. With this option, you will pay a monthly non-refundable fee for the duration of your tenancy instead of the traditional upfront deposit. No funds will be held to use towards any balance on your account at the time of move out. You as the tenant will still be responsible for any charges assessed at move out.
