This evaluation will include an assessment of the property to include a fair market rental value taking into account local area market, condition, location, terms and amenities of the property. This is exclusive to each property you may own in the Twin Cities, Western Wisconsin area.

Our marketing approach at Garnet Real Estate Services is to design a marketing plan specifically for your property. We will utilize our web site, Internet marketing, local advertising, yard signs, and also pool from our local referral network and resources to secure a qualified tenant for your property as quickly as possible.

We handle all aspects of securing a tenant to include taking all incoming phone calls, Internet inquiries, showing of property, providing and signing all necessary contracts. We take care of screening all tenants including criminal background checks, credit checks, former landlord verification, and income verification.

We take care of collecting all rents in a timely manner. Garnet Real Estate Services will promptly serve notices for late payments or lease violations and handle eviction processes. We take fair but firm action.

We will handle all aspects of move in and move out including taking thorough photos of the condition of the property, performing move in and move out checklists with the tenants to alleviate any discrepancies regarding damage and security deposits. We inspect the property upon move out, deduct allowable repair costs from tenant security deposit, refund security deposit to tenant according to state statute, make arrangements for preparing property for next tenant.

Garnet Real Estate Services will respond to all tenants' maintenance calls and property concerns

After monthly rents are collected, arrangements will be made as to where to direct your payments minus any expenses incurred. We will send you a monthly statement by mail or email outlining the income and expenses for the month. We will also provide you year-end statements.


Frequently Asked Investor Questions

  • Rents are due from the tenants on the 1st of each month. Our goal is to have a direct deposit initiated to your account by the 15th of the month. This may vary due to weekends, holidays or late tenant payments. The ACH Direct Deposit will reach your account within 2-3 days after it is initiated by Garnet. The deposit will include rents collected minus the management fee and any repairs or expenses. You will have Statements uploaded to your Owner Portal each month.
