We offer competitive rates. We want to see receive you receive the highest possible return on your investment. Managing from an owner's perspective, we understand that you want someone who is conscious of the expenditures, yet maintains the property to increase its value.
LEASING ASSISTANCE ONLY FEES

Leasing Assistance Only Fees |
This includes all marketing, showing property to prospective residents, processing applications (including any necessary background, unlawful detainers, and credit checks), signing leases, collecting security deposits, all property move-in condition reports and necessary move-in tasks. We also handle any required safety inspections. |
$400 Signing Fee (Please see description below), plus 100% of 1st months rent minus $400.00 credited from the Signing Fee after 1st months rent is collected. |
STANDARD RESIDENTIAL FEES
| Management Service Agreement Signing Fee |
Due at the time Management Service Agreement is signed. This will be applied to the 1st months rent at the time the property is rented. This is a non-refundable fee. This includes a property evaluation for rental pricing and suggestions and check list to prepare the property for rent. |

This includes collecting monthly rents, pursuing late payments, provide monthly financial statements to owner, handling all resident relations. Also included is all move-out tasks including move-out condition reports, security deposit refunds.

We do not inflate the charges for maintenance. If Garnet Management Group, Inc. employs its contractors, you will be charged $25.00/per hour plus the actual cost of any materials. If an outside contractor is hired, you pay only the actual cost billed by contractor. |

Premium Monthly Management Fee |
This fee is in addition to the above applicable fees and is charged whether the property is vacant or not. We will take care of paying all of the necessary bills for you including but not limited to mortgage, taxes, utilities, etc. This is for the investor that does not want to be concerned with handling the expenses of the property. Garnet Management Group will assure that your bills are paid in a timely manner and provide you with a monthly statement. |
