As a top property management company we offer competitive rates. We want you to receive the highest possible return on your investment. Managing from an owner's perspective, we understand that you want someone who is conscious of expenditures, yet maintains the property to increase its value.
LEASING ASSISTANCE ONLY FEES

This includes all marketing, showing property to prospective residents, processing applications (including any necessary background, unlawful detainers, and credit checks), signing leases, collecting security deposits, all property move-in condition reports and necessary move-in tasks. We also handle any required safety inspections. |

Monthly Management Fee (Single Family)

This includes collecting monthly rents, pursuing late payments, provide monthly financial statements to owner, handling all resident relations. Also included is all move-out tasks including move-out condition reports, security deposit refunds.

| Maintenance |
We do not inflate the charges for maintenance. If Garnet Real Estate Services employs its contractors, you will be charged $35.00/per hour plus the actual cost of any materials. If an outside contractor is hired, you pay only the actual cost billed by contractor. |
Actual Cost for outside contractor services. $45.00/hour plus material for in house maintenance services. |

Any services not covered under the normal fees will be billed to owner at the current management service rate. |

If you are currently with another Management Company and the property is currently rented we will waive the Leasing Fee in lieu of this fee per unit. |

Premium Monthly Management Fee |
This fee is in addition to the above applicable fees and is charged whether the property is vacant or not. We will take care of paying all of the necessary bills for you, including but not limited to mortgage, taxes, utilities, etc. This is for the investor that does not want to be concerned with handling the expenses of the property. Garnet Real Estate Services will assure that your bills are paid in a timely manner and provide you with a monthly statement. |

Service fees are subject to change. If you have signed a contract, the fees stated in the contract are valid through the duration of the contract.
